Walker's Contracting Services offers a full AC Service Inspection for $60.00 which includes the following items. Time frame: 30 – 45 min.
Indoor Units
• Inspect blower assembly (includes blower housing, blower wheel and motor) clean as needed (if needed additional time for cleaning is approx. 20 - 30 min. and additional charge will be determined based on how dirty the unit is)
• Inspect evaporator coil, drain pan and condensate drain lines. Clean as needed---Note any mold or mildew for proper cleaning. (Additional time needed is 15 – 20 min. if dirty and cost will be $110.00)
• Inspect control box, associated controls, wiring and connections. (Controls include contactors, relays, circuit boards, capacitors, and other accessories. All control box and electrical parts should be checked for wear or damage. (Additional time if needed is 10 – 15 min. for repairs. Cost TBD)
• Clean or replace air filters (put dates on the filters for replacement status) CHANGING FILTERS ARE VERY IMPORTANT TO THE LIFE OF YOUR UNIT
• Inspect ductwork—check for visible leaks or openings (additional time will vary with amount of damage)
• Inspect registers in the home for ware, closed return vents, moisture build up etc.
Outdoor Units
• Inspect unit for proper refrigerant level and adjust if necessary [Cost determined with amount low. $20 per pound]
• Clean dirt, leaves and debris from inside of cabinet
• Inspect base pan for restricted drain openings—remove obstructions as necessary
• Inspect coil and cabinet—clean as needed [Chemical coil cleaning $125.00
• Inspect fan motor and fan blades for wear and damage
• Inspect control box, associated controls/accessories, wiring and connections. Controls include contactors, relays, circuit boards, capacitors, sump heat and other accessories. All control box and electrical parts should be checked for wear or damage. (Additional time if needed is 10 – 15 min. Cost TBD)
• Inspect compressor and associated tubing for damage
• Inspect for oil leaks and loose/missing caps
Tips on maintaining your system:
1. If you are watering your grass rinse off the coils around the outside of your unit to get rid of any dirt that may be getting caught in the grill.
2. Cut all bushes and branches from around the outdoor unit for good air flow.
3. Change your filter as noted on your brand of filter. If not specified change your filter once per month.
4. Make sure all return air grills are not covered or blocked. [use a tissue or paper towel to make sure it is pulling air in while the unit is running, if it is not you may have a blocked coil]
5. Check and note the supply temp of your system when it is opperating normally. If that temperature gets allot lower under normal summer conditions this will be a sign to have your system checked or serviced.
6. Your system should be inspected twice a year, once before the winter and once before the summer for a greater chance of making it through a season with no problems.
7. R-22 refrigerants are getting ready to go off the market much like R-12 did that went into cars. This will not effect you for a few more years however Refrigerant cost will be going up. Equipment will be harder to find in the next few years however ask good questions when companies are suggesting replacement of your system. I've gone behind 5 companies and fixed equipment that the other companies said had to be replaced. BE CAUTIOUS OUT THERE!!
